Housing Price Trends in 2025: Where Are They Rising, and Where Are They Stabilizing?

The real estate market in Bulgaria continues to evolve dynamically, with varying trends expected across different regions in 2025. An analysis of price dynamics in major cities such as Sofia, Varna, and Burgas, as well as in resort areas like Sunny Beach and Bansko, reveals a diverse picture. Experts predict that economic development, full Schengen Area membership, and shifts in demand will shape the market.

In Sofia, as the capital and economic hub, housing prices are likely to keep rising. Recent years have seen consistent growth driven by strong demand for high-quality properties in central and prestigious neighborhoods. For 2025, experts anticipate a price increase of 5-10%, particularly for new builds and homes in well-connected areas. This is fueled by an influx of young professionals and foreign investors.

Varna and Burgas, key coastal cities, also show price growth, though with differing patterns. In Varna, known for high prices in areas like "Sea Garden," a rise of around 7% is expected for apartments near the coast and downtown. Burgas, however, may experience a more moderate increase of 4-6%, as its market is more saturated and new housing supply remains substantial. Both cities attract local and foreign buyers, sustaining demand.

Resort areas present a mixed outlook. Sunny Beach, Bulgaria’s largest seaside resort, is likely to see stable prices in 2025. After years of rapid growth, the market here has reached a saturation point, and the large supply of apartments limits significant upward movement. Average prices are expected to stay between 800 and 2000 euros per square meter, depending on location and quality. In Bansko, a popular ski resort, a modest increase of 3-5% is forecast, supported by interest in winter tourism and improving infrastructure.

Experts point to several key factors influencing the market: Bulgaria’s full entry into the Schengen Area in 2025, which will boost foreign interest; inflation and rising construction costs; and changing demand for vacation and residential properties. In conclusion, while Sofia and Varna will continue to drive price growth, Burgas and resorts like Sunny Beach are more likely to exhibit stability.
