Specifications:

Building Structure
The building will be constructed with a monolithic reinforced concrete structure, including support columns, beams, pulleys, and reinforced concrete slabs. The structural height of the floors will be 290 cm, allowing a net height of at least 260 cm for the apartments. The height of the balcony railings will be 1.05 meters.

External Walls and Facade
The external enclosing walls will be made of 25 cm thick brick with additional external thermal insulation according to the energy efficiency design. The exterior facade of the building will be finished with silicate plaster and HPL (High Pressure Laminate).

French Windows
All French windows will feature an opening part at a height of 105 cm from the floor level, with the lower part (non-opening) made from triplex glass.

Roof
The building’s roof is designed as a warm flat roof.

Entrance Doors
The entrance doors for people with limited mobility will be 130 cm wide and 210 cm high. The floor in front of the entrance doors will be level, without cracks, unevenness, or obstacles.

Stairs
The stairs will be equipped with non-slip surfaces (granite tiles) and a tactile strip no less than 40 cm wide at the first and last steps.

Elevator
Each building will have a first-class elevator installed.

Material Selection
The materials used for all external building elements will be carefully chosen to provide the necessary thermal conductivity, moisture resistance, and airtightness.

Windows
All windows will be made of five-chamber PVC frames with K-glass double-glazed units filled with argon gas to provide excellent thermal insulation.

Interior Work
All apartments will be finished with concrete screed, electrical installations, water and ventilation outlets, as well as air conditioning provisions. Balconies will be fully completed.

Water Supply
The water supply for the complex will be provided through a borehole (NoБн-39) in the village of Topola, according to the mineral water extraction permit from the Ministry of Environment and Water.

Mineral Water Pool
The pool will be built with a reinforced concrete structure. Special attention will be given to the working part of the bottom and walls, where a hydroseal will be installed.

Sewerage
Wastewater from the site will be redirected to a hydro-accumulating reservoir and then to the existing power main of “Byala Laguna” Ltd., connected to the sewage treatment plants in Kavarna, with a capacity of 15 m3/hour.

Electric Supply
For the electric supply of the site, electrical meters of the EMT type will be installed on street regulation, equipped with three-phase and single-phase meters for commercial reporting of consumed electricity, in accordance with the approved one-line diagram.
